We recently helped a commercial business owner in Tacoma with their parking lot, which was suffering from many problems associated with gravel pavement.
Using gravel to pave an area sounds like a good idea to many property owners because the initial application is cheap, but gravel is just not a good pavement material for an area that sees lots of traffic, such as this Tacoma area lot. This was a materials handling business, and forklifts carrying heavy materials were driving over the lot continuously. This made the gravel surface uneven, and it was also waterlogged, which made it more unstable. Next, we installed a layer of asphalt thick enough to withstand heavy loads and frequent traffic.

Asphalt Patching and Parking Lot Repair in Tacoma WA
Rainier Asphalt & Concrete was recently contacted by a local lumber yard owner in need of asphalt repair. His commercial property had many areas of sunken and damaged asphalt, which was having a negative effect on their business. Not only was the broken pavement damaging their forklifts, but it was also negatively affecting their customer experience. This business owner is smart to know that smooth, safe commercial pavement is a great way to showcase a more professional image to their customer and increase their safety.

We decided on asphalt patching services that involved removing the damaged areas of pavement and replacing it with new asphalt that is compacted to match the level of the existing parking lot.

Broken Concrete Curb Repair Project in South Puget Sound WA
Rainier Asphalt & Concrete, Tacoma WA’s premier paving company, is proud to help commercial property owners all over the Puget Sound area fix their parking lots without destroying their budgets. We were recently contacted by the property manager for an apartment complex in the South Puget Sound area of Washington, and we were happy to help.
After a detailed pavement inspection, we uncovered 22 areas of broken curbing ranging from 20 to 120 feet long, including some complicated curved curb designs. They were worried about the cost of replacing these curved curbs because traditional preformed curbs can be expensive to install. Luckily, we keep up with the latest in paving technologies at Rainier Asphalt & Concrete, and we have an extruded concrete curbing machine that can install these kinds of curbs in no time!
First, we removed multiple areas of concrete curbs that were damaged due to root growth and deterioration over time due to traffic and weather. The existing concrete curb was no longer holding back the landscape, and they just weren’t aesthetically pleasing to the eye, turning off potential tenants. The apartment complex wanted to fix the damaged areas of curbing to give the overall property a nicer look and improve property values.
The Tacoma WA Rainier Asphalt & Concrete crew replaced the broken areas with new extruded concrete curbs that looked uniform throughout the facility. We also repaired the broken asphalt around the curbs and improved the look of the entire parking lot.

Parking Lot Repair, Line Striping, and Extruded Concrete Curbing Project in Olympia WA
An Olympia WA commercial property owner had some serious problems with their parking lot, and at first they weren’t sure where to turn. With lots of fly by night asphalt paving companies, it can be tempting to call any name from the phone book, but one of the happy customers from Rainier Asphalt & Concrete’s Tacoma WA branch helped out their neighbor and recommended us. We happily went out to the site to inspect this Olympia WA parking lot.
After consulting with the property owner, we decided that their commercial pavement needed concrete repairs to some broken curbs and installation of new curbs using our extruded concrete curbing machine in addition to curb painting. We then refreshed their parking lot with a sealcoating and line striping services to make it look brand new.
Curbing is very important for protecting both landscaping and asphalt pavement. Without curbs lining your pavement, it can get edge deterioration because it’s subject to stresses from water, dirt, and vegetation. A concrete curb will hold down the asphalt edge as well as keep landscaping in check. The new extruded concrete curb technology allows us to install seamless curbing as well as curbs in curved lines without the time and expense of concrete forms.

Recently we were contact by a property manager we’d worked with before to help out a homeowners association that had many different areas of broken asphalt pavement and curbs.
This asphalt repair work had been put off for years because the HOA couldn’t find a pavement repair contractor to act as a teammate. Their asphalt was broken in front of many homes, and residents were starting to look for single asphalt repair solutions to their broken pavement instead of working together within the HOA to fix the whole subdivision. But the HOA came to the right place for help, Rainier Asphalt & Concrete.
We were doing a lot of work that tied into driveways so communication was key for people to make arrangements prior to our arrival. We worked with the HOA to develop a comprehensive phasing plan that could be easily distributed to the homes. Our asphalt repair plan worked for all residents and had daily updates on progress throughout the project.
So what did we do for the Federal Way HOA? We fixed broken pavement as well as used our state of the art extruded curbing system to repair 24 broken concrete curbs throughout the homeowners association, working around drainage systems and creating curved curbing without the expense of premade curbs. The HOA loved their new concrete curbs and thought that the team was professional.
